Description

An exciting opportunity is available for a Director of Land Development & Capital Operations in Sonoma County, CA, serving the Rohnert Park and Windsor areas, with a family-owned residential developer known for building high-quality, sustainable single-family communities throughout the North Bay. This is a rare chance to work directly alongside ownership in a high-impact role, leading complex master-planned community assets from entitlement through shovel-ready status for a company with 40+ years of operating history, 1,000+ homes built, and a future pipeline of approximately 3,000 homes.

Qualifications and responsibilities for this Director of Land Development & Capital Operations position include:

  • 10+ years of California land development experience with proven success securing original entitlements, EIRs, tentative maps, and post-entitlement execution.
  • Bachelor’s degree in Finance, Civil Engineering, Real Estate Development, or related field required; MBA or JD preferred.
  • Strong expertise in CEQA, California Subdivision Map Act, civil engineering plans, master-planned communities, and municipal approval processes.
  • Advanced financial modeling experience, including ownership of project pro formas, IRR, NPV, bank construction loans, public bond financing, and capital strategy.
  • Demonstrated knowledge of Community Facilities Districts, Mello-Roos financing, CFD formation, administration, and bond structure.
  • Lead full-cycle entitlement strategy, zoning, environmental clearances, project amendments, development agreements, and subdivision improvement agreements.
  • Direct civil engineering firms, consultants, lenders, and municipal negotiations while managing infrastructure planning, permitting, impact fees, bonds, and public improvements.
  • Track and communicate key milestones with Sales, Construction, Finance, and ownership while maintaining high ethical standards and accountability.

Salary: $185,000 - $320,000+ per year, commensurate with experience.
