Step into a pivotal leadership role as a Pre-Construction Project Manager in Chicago, IL, serving as the technical bridge between development and construction for a rapidly growing, private equity-backed design-build firm. Specializing in light industrial, flex space, self-storage, RV storage, and niche commercial asset classes, this vertically integrated contractor is scaling quickly and needs a sharp, detail-oriented professional to manage permitting and design coordination before projects hit the field. Qualifications and responsibilities for this Pre-Construction Project Manager position include:

  • 3–5 years of experience in preconstruction or construction project management; lead projects from entitlement through construction handoff.
  • Background in design-build commercial construction preferred; manage design evolution and ensure alignment with owner requirements and budgets.
  • Experience with entitlements and permitting; oversee regulatory approvals and facilitate seamless transition to field operations.
  • Strong technical drawing review skills; identify discrepancies, optimize scope, and support feasibility and unit mix analysis.
  • Proficiency in Bluebeam, Procore, MS Project, and Excel; manage documentation, trade partner databases, and project records.
  • Ability to collaborate with architects, engineers, estimators, and construction PMs; lead OEAC and project control meetings.
  • Bachelor’s degree in Engineering, Construction Management, or related field preferred (PMP or Gold Seal a plus); support pricing strategy and value engineering initiatives.
  • Strong organizational and communication skills; help reorganize workflow processes and maintain accurate historical cost data.

Salary: $120,000 - $140,000 per year, commensurate with experience.
