Qualifications and responsibilities for this Real Estate Director position include:
- 10+ years of real estate management experience (retail, convenience, or fuel preferred) – Lead strategic planning, site acquisition, lease negotiations, and portfolio optimization initiatives
- Experience with new builds, remodels, and retail/fuel site development – Oversee due diligence including environmental assessments (Phase I/II ESA), zoning, and permitting
- Strong financial acumen and budget management skills – Manage forecasts, capital expenditures, and evaluate ROI on acquisitions and relocations
- Proven leadership experience managing teams (3–4 direct reports) – Develop and guide a team of real estate professionals while collaborating cross-functionally with Operations, Construction, Legal, and Environmental teams
- Expertise in lease administration, dispositions, and contract negotiations – Mitigate risk and ensure compliance with regulatory and environmental requirements
- Proficiency in M365 (Teams, Word, Outlook, Excel, SharePoint), MS Project, and Procore – Oversee reporting, project tracking, and documentation
- Strong negotiation, analytical, and relationship-building skills – Maintain partnerships with landlords, brokers, developers, and regulatory agencies
- Bachelor’s degree in Real Estate, Business, Finance, or related field (MBA preferred) or equivalent experience – Align real estate strategy with corporate objectives and long-term growth plans
Salary: $160,000 - $170,000 per year, commensurate with experience.
